150 SEAPORT BOULEVARD, BOSTON
A vibrant, architecturally significant mixed-use development at 150 Seaport Boulevard. The project includes 263,000 square feet of residential space and 12,000 square feet of retail space on the ground and second floors for restaurants
and shops along with a large open-air deck. Notably, the development enhances pedestrian access to the waterfront by providing a missing connection of the Boston HarborWalk between Pier 4 and Northern Avenue.
The 250
foot, 22-story tower, by Elkus Manfredi Architects, features a notable twisting and angular design that evokes the nautical heritage of the location while providing a contemporary and transparent look worthy of the Innovation District.

Cronin Holdings CEO Jon Cronin, “We had already designed a striking yet more cost-efficient tower until I attended Mayor Walsh’s speech last December urging developers to build more architecturally significant buildings.
We decided to meet that challenge, and directed Elkus Manfredi to start from scratch. The result is a magnificent building that will add immeasurably to this dynamic district and to the vitality of the City of Boston.”

Manfredi Principal Howard Elkus referenced the site’s important location at the entry point for a majority of vehicles coming into the Innovation District from the Mass Pike and Logan Airport, “150 Seaport Boulevard is a unique
site on the Boston Waterfront in that it is the East Coast terminus of transcontinental Highway 90. As such it is a gateway to Boston Harbor and the City of Boston, and any building on this site needs to celebrate this remarkable
moment. Our initial iconic design was inspired by the architecture of the sails that have historically characterized this harbor setting. So it was Mayor Walsh’s challenge to Seaport developers that inspired Jon Cronin to ask us
to go even further to create a unique world-class building on this site.”
150 Seaport Boulevard will feature residential space of approximately 110 condominium units, an underground garage, and significant public realm improvements
that will make the area more pedestrian friendly while opening up views to the water at grade level which are currently blocked by existing buildings. The project will provide approximately 450 construction jobs and more
than 200 permanent jobs. When completed, 150 Seaport Boulevard will provide $3.6 million in annual tax revenue to the City.
150 Seaport Boulevard will integrate sustainable design features that will heighten the building
design and improve the user experience. High efficiency mechanical and lighting systems will provide improved comfort and energy savings, the exterior of the building will be wrapped in a high performance glazing system to provide
solar control and expanded views of the surrounding harbor, and a series of multi-tiered exterior public and private landscaped areas will contribute to the filtration of rainwater runoff and reduce the effect of urban heat islands.
Building utilities will be located above grade to protect against sea level rise and provide additional layers of resiliency ensuring the longevity and performance of the building into the future.
